Upgrades are happening at well-known properties like the Park Hyatt and Burj Al Arab, encompassing everything from room redesigns to complete repositioning efforts. Renovation costs can vary widely, from Dh60,000 to Dh600,000 per room, with full upgrades in the luxury market typically costing between Dh300,000 and Dh600,000-plus.
Several factors contribute to these rising costs. Imported materials, bespoke finishes, supply chain delays, contractor expenses, technology integration, and strict brand standards are all playing a role. The price of natural stones, metals, and hardwoods are also increasing. Despite the expense, owners are continuing with renovations to maintain long-term competitiveness.
Hotel owners are viewing renovations as long-term investments, aiming to increase room rates and improve their market positioning. To minimize revenue losses during renovations, hotels are employing strategies such as floor-by-floor renovations, keeping restaurants open, and prioritizing guest-facing areas like rooms and lobbies. Some hotels are also pre-purchasing materials to mitigate rising costs and supply chain disruptions.
The ultimate goal is to enhance the asset's value, improve the average daily rate (ADR), and strengthen its market position. Owners are focusing on the benefits after completion, including higher ADR, stronger positioning, and a better demand mix.
